You’re building a new home, so why would you need a home warranty? While repairs may be minimal in a new construction home, it’s still important to make sure your builder offers a home warranty to protect you from repair costs. If you’ve done your research, you will have chosen a reputable home builder, so major structural issues should not be a problem. But all homes will have some minor adjustments that are needed as the home settles over time.
Builder Warranty
Home builder warranties cover repairs needed after living in the home but don’t cover normal wear and tear. Coverage includes items from the foundation to the roof if the issue is caused by faulty or defected materials or workmanship. Weather related issues or acts of God are not covered under a builder’s warranty and instead would be handled through your homeowner’s insurance.

Not all builder warranties are created equal. It’s important to ask to see the builder’s warranty before signing. Review for items that are covered, but also make note of the items that may not be covered. Take note of the warranty time period and the process for submitting claims. Does the home builder make it easy to submit your warranty claim or will it be difficult to address when the time comes?

Materials and workmanship are covered if the materials are defective or have been improperly installed. Paint, drywall, window/doors, roofing, and flooring are usually covered under the standard warranty. Typically, appliances are not warranted under the builder warranty, but under the manufacturer’s warranty and will need to be processed with them.
